Hi, I'm Nelcol

I Build.
I Grow.
I Gather.

Construction Executive  ·  Financial Strategist  ·  Community Builder

Most owners hire a project manager and a financial officer separately. I am both — with 20+ years leading multimillion-dollar construction and real estate projects, and full command of every dollar behind them.

"Execution and accountability, in one seat."

What I Do

Three ways I show up for you

Construction. Finance. Community. Three pillars, one integrated approach — built around your needs.

🏗️
Build

Construction Management

I manage your construction project from groundbreaking to ribbon cutting — handling contractors, schedules, compliance, and costs so you can focus on your vision.

Most owners have to hire a PM and a financial officer separately. I am both. Every project I lead comes with CFO-level financial oversight built in — budget control, loan draws, and cost reporting included.

I have managed domestic and international developments totaling $50M+ and delivered every one under budget.

  • End-to-end project oversight & delivery
  • Vendor, subcontractor & contractor management
  • Permit, regulatory & compliance management
  • AIA requisitions & construction loan draws
  • Budget forecasting & cost control
  • Procore · MS Project · Primavera P6

Grow

Financial Management & Insurance

The front door is financial literacy — and it opens into a full suite of financial management services for construction firms and small businesses.

I help business owners understand their numbers, build healthy financial systems, manage their budgets, and protect what they've built through the right insurance strategy.

Whether you're a contractor, developer, or small business owner — growing starts with knowing where your money is going.

  • Financial literacy workshops (front door)
  • Small business financial management
  • Construction finance & CFO support
  • Budget oversight & cash flow planning
  • Insurance strategy & risk protection
  • Yardi · SAP · OneStream · QuickBooks
🤝
Gather

Events & Community

I support organizations, nonprofits, and event entities as an embedded financial manager — overseeing their budgets, managing vendor relationships, and keeping the business side of their events running clean.

Alongside that work, I host and facilitate Women Who Build — a community initiative creating real spaces for women in construction, real estate, and finance to connect and grow.

  • Budget oversight for events & organizations
  • Financial management for nonprofits & entities
  • Women Who Build community events
  • Industry networking workshops
  • Financial literacy sessions
  • Speaking & panel engagements

About Nelcol

I close the gap between
the hard hat and the balance sheet.

In construction, the space between project management and financial control is where budgets bleed. Scope creep, mismanaged loan draws, vendor overruns — they all live in that gap.

I have spent 20+ years working on both sides — running construction projects and controlling the finances behind them. I know what it costs when those two things aren't aligned. And I know what's possible when they are.

Based in Mt. Vernon, NY, I work with developers, property owners, and organizations across the US and the Caribbean. I have managed budgets exceeding $50M and led teams across finance, HR, and field operations.

"Most PMs manage the work. I manage the money, the people, and the work — simultaneously."

The Movement

Women Who Build

Construction is one of the most underrepresented industries for women in leadership. I am not just building projects — I am building the next generation of women who know how to run a job site and read a financial statement.

Women Who Build is a thought leadership and community initiative — real stories, real decisions, documented in real time on LinkedIn.

Follow the Movement →
01

Document the work publicly

Every decision, every dollar saved — shared as proof, not promotion. The Grenada project is the live case study.

02

Show the financial layer others hide

The money side of construction is rarely discussed openly. That transparency builds real trust with serious clients and partners.

03

Build the next generation's blueprint

Women entering construction need mentors who show both the hard hat and the spreadsheet. I am committed to being that bridge.

04

Gather, connect, grow together

Events, workshops, and honest conversations — spaces where women in this industry find their people and build their network.
